Accessibility Guide for the House

Introduction

Rothay Lodge has a ground and first floor with five bedrooms on the first floor, a ground floor toilet / wet room shower and a stair lift.  If you have any queries or if you have any special needs please do contact Lindsay Rogers on tel: 01159232618 or e-mail to lindsay@rothay-lodge.co.uk. 

Before Arrival

• Some photographs are included on this website to give a general idea of the facilities.
• Bookings / enquiries can be made via e-mail (lindsay@rothay-lodge.co.uk) or by phone (01159232618).
• About 6 weeks before arrival, the key will be posted along with printed directions including a map.
• The nearest bus stop is on the main road 50m from the entrance drive to Rothay Lodge.
• The nearest train station is at Windermere from which there is a bus service to Grasmere as well as taxis.  However, most taxis are saloon cars and not suitable for electric wheelchairs.
• The nearest RADAR toilet is in the centre of Grasmere next to the Green, about 1km from the apartment.

Arrival & Car Parking Facilities

• There is a car park at the end of the private drive to Rothay Lodge.  Two spaces are allocated for Rothay Lodge and one space for Rothay Lodge Apartment (as shown on the directions plan sent with the key).  Further free parking is available on the road at the end of the drive.  There are usually spaces in the early morning and in the evening but spaces can quickly be taken during the day at busy times of year.
• The car park is level and surfaced with compacted slate chippings suitable for wheelchairs.
• The entrance to the house is either by a single door or by a double door, there being level access to both doors.
• Parking is 10 metres away from the entrance through an entrance gate and along a path surfaced with compacted slate chippings suitable for wheelchairs.  There are no steps.
• The entrance is clearly signed (as shown on the directions plan sent with the key) with a sign on the entrance gate “Rothay Lodge”.
• Automatic lighting comes on when dark in the car park and near the front door.

Main Entrance

• The main entrance is either through a single door (88cm wide) or a double door (each leaf 88cm wide) into the spacious dining hall.  The keyhole locks are 0.9m high and there is a lever handle.  The same key works both doors.
• A light switch is on the wall alongside each entrance door at a height of 1.15m.

General (Internal)

• Narrowest corridor is 1m wide.
• The lounge, stairs and upstairs are carpeted with short pile carpet.  The dining room and kitchen have slate floors and the hall has a wooden floor with a rug.
• Smoke alarms are fitted in the kitchen, lounge, hall and landing.
• Electrical sockets are generally 50cm from floor

Laundry

• There is a standard size front loading washing machine and a separate front loading dryer in the kitchen.

Leisure Facilities

• Access to swimming pools on a daily or weekly rate at the Wordsworth Hotel in the village or at Langdale Timeshare or at Low Wood near Windermere.

Bedrooms
BEDROOM 1

• Door width 80cm.
• Two single beds, each 3ft wide.
• Bed height 60cm floor to top of mattress.
• One bed has a feather duvet, the other has a non-feather duvet.
• Non-feather pillows.
• Sheets, duvet covers and pillow cases are cotton.
• Ensuite bathroom.
• Largest transfer space available to left or right of bed is 1m.
• Beds are movable if more space is required to one side.
• Largest accessible free space clear of doors and furniture is 3.7m by 1.2m.
   

ENSUITE BATHROOM TO BEDROOM 1

• Door width 60cm.
• Bath height is 54cm with integral bath rails on both sides and shower over.
• Free space in bathroom (free of doors and furniture) is 1.4m by 0.95m.
• Toilet seat height 40cm.
• Space to right of toilet is 65cm, no available space to the left.
• Washbasin height is 83cm.
   

BEDROOM 2

• Door width 80cm
• Double bed 4’ 6” wide.
• Bed height 60cm floor to top of mattress.
• Non-feather duvets and pillows provided.
• Sheets, duvet covers and pillow cases are cotton.
• Ensuite shower room.
• Wash hand basin in room, 80cm height
• Largest transfer space available to left or right of bed is 0.8m.
• Largest accessible free space clear of doors and furniture is 2.5m by 2.3m
   

ENSUITE SHOWER ROOM TO BEDROOM 2

• Door width 68cm.
• Shower is 120cm x 80cm with sliding door.
• There is little free space in the shower room.
• Toilet seat height 40cm.
• Small wash hand basin (there is also another basin in the bedroom).
   

BEDROOM 3

• Door width 76cm.
• Superking bed 6ft wide.
• Bed height 50cm floor to top of mattress.
• Non-feather duvets and pillows provided.
• Sheets, duvet covers and pillow cases are cotton.
• Ensuite bathroom.
• Largest transfer space available to left or right of bed is 1.0m.
• Largest accessible free space clear of doors and furniture is 2.0m by 1.0m.
   

ENSUITE SHOWER ROOM TO BEDROOM 3

• Door width 58cm.
• Shower is 120cm x 90cm with curved sliding doors.
• Free space in bathroom (free of doors and furniture) is 1.3m by 1.0m.
• Underfloor heating and heated towel rail
• Toilet seat height 40cm.
• Washbasin height is 80cm.
   

BEDROOM 4

• Door width 76cm
• Double bed 4’ 6” wide.
• Bed height 60cm floor to top of mattress.
• Non-feather duvets and pillows provided.
• Sheets, duvet covers and pillow cases are cotton.
• Ensuite shower.
• Wash hand basin in room with height 85cm.
• Separate WC with door 76cm.
• Largest transfer space available to left or right of bed is 1.3m.
• Largest accessible free space clear of doors and furniture is 2.2m by 1.3m

• Door width 60cm.
• Shower base is 16cm above floor.
   

BEDROOM 5

• Door width 76cm.
• Double bed 4’ 6” wide.
• Bed height 50cm floor to top of mattress.
• Feather duvet and non-feather pillows provided.
• Sheets, duvet covers and pillow cases are cotton.
• Ensuite bathroom.
• Largest transfer space available to left or right of bed is 1.6m.
• Largest accessible free space clear of doors and furniture is 1.8m by 1.6m.
   

ENSUITE SHOWER ROOM TO BEDROOM 5

• Door width 70cm.
• Shower 120cm x 80cm with sliding door and two handrails.
• Free space in bathroom (free of doors and furniture) is 1.3m by 0.6m.
• Underfloor heating and heated towel rail
• Toilet seat height 40cm.
• Washbasin height is 77cm.
   

Stairs

• 90cm wide but with stair lift reducing width to 70cm.
• 14 risers at 18cm high.
• Stairlift (max weight of occupant 16 stone) is operated from rocker switches on the armrests.  Key for stairlift available upon request.
   

Self-Catering Kitchen

• Kitchen is open plan to dining area with access 80cm wide.
• Worktop height 92cm.
• 2 full sized electric ovens - doors open down and slide in under the oven.  Height of lowest shelf 0.9 metres but controls at height of 1.6m.
• Sink is 92cm high with cupboards underneath.
• Gas hob is 90cm high.
• Evenly lit kitchen with plenty of LED downlights and under wall cupboard lighting.
• Good contrast between floor, cupboards and other surfaces.
• Large american style fridge/freezer with plumbed-in cold water dispenser and ice maker.
• Dishwasher below worktop.
• Washing machine and separate dryer are both below the worktop.
   

Lounge

• Door width 80cm.
• Two leather settees height 40cm
• Two armchairs height 40cm
   

Hall

• Two leather chairs and another chair height 40cm
   

Downstairs WC and Shower Room

• Door width 84cm.
• Wetroom (level access throughout)
• Non-slip flooring with underfloor heating
• Shower with handrail to one wall.
• Shower chair on small wheels with brakes to wheels.
• Free space in bathroom (free of doors and furniture) is 1.6m by 1.3m.
• Fixed handrail to left of toilet and folding handrail to right of toilet (when seated).
• Toilet seat height 42cm.
• Washbasin height is 73cm.
   

Dining Area

• Oak Westmoreland dining table (with loose top which can be set to overhang to suit wheelchair user)
• Largest free space (free of doors and furniture) is 4.5m by 1.6m.
• 1.0m wide opening to kitchen
• Double doors give access to patio

Outside

• Patio area at front is 10m by 5m, surfaced with slate and accessed from the double doors from the dining area.
• There is a long rectangular metal table and ten metal chairs. 
• There are several wooden benches in the garden.
• A path leads up a slight incline to a stone slab bridge to give access to a grassed area across a stream which runs through the garden. 
• Most areas of the garden are accessible for wheelchairs.

Additional Information

• Good mobile phone reception with O2 and some other providers.
• Superfast broadband with free wireless internet access.
